Analysis

There are mixed reviews on this upcoming development in Kuchai Lama. Many like the environment of the condominium, stating that it is airy and breezy from most units. It is also a low density condominium with only 8 units per floor and thus those who crave privacy will like it here.
Upcoming developments such as new shop houses and also a school, SM Taman Sin Nam that is within close proximity to Residensi Desa might add value to the property later on. However, many do not fancy the layout of the units stating that it is not practical and it makes the space feels cramped and small stating that the layouts were outdated and also badly designed.
Many were really put off by the show unit, commenting that the developer does not seemed to care as they have put up a show unit that is not appealing and some even made statements such as the show unit looked like a 3 star hotel and it is the worse show unit they have ever been to. However, despite the negative remarks, all units in Residensi Desa have been sold out.

Metropolitan Square (also known as Metropolitan SQ) is a mixed-development project which comprises of condominiums and commercial shops nestled in Damansara Perdana. It is another piece of Damansara Perdana township development by MK Land Holdings. The whole Metropolitan Square development is estimated to be completed in July 2010.

MK Land is an average developer in the country. The company is an extension from the EMKAY Group, both leaded by YB Tan Sri Datuk Haji Mustapha Kamal. Traffic right in front Metropolitan Square is busy as it is the main road in Damansara Perdana. Investment wise, the price seems to appreciate slowly in the begining and starts to pick up since the begining of 2010. Analysis

Empire Damansara is a new enclave that believed will further transform Damansara Perdana, an area that is full of commercial and residential developments, and the local population is ever increasing.
As reported by The Star in March 2010, there are at least 48 projects coming to the Damansara in the future days. This will really make Damansara a vibrant township, but on the other hand will cause a heavy traffic in this area also. The heavy traffic already can be seen now during the peak hour from LDP to Persiaran Surian.
If compared to the other similar projects at the nearby area, Empire Damansara is priced cheaper than others. For example, the studio type in Neo Damansara is launched at RM240,000 and the studio type in Ritze Perdana 1 is priced at around RM180,000.
Besides, the location of Empire Damansara is better than others, as it is close enough to Mutiara Damansara where one can access plenty of amenities in that area easily, and also in close proximity to the entry and exit point.
